DeCordova Bend Estates

DeCordova Bend Estates is a gated community and neighborhood near Granbury. It’s located on the east side of the Brazos River, near the neighboring community of Acton. 

Decordova Bend is a popular place to live in Granbury, and is a relatively large community, especially compared to the relatively low population of the city of Granbury itself.

DeCordova Bend has a resident population of approximately 4,000 people and contains approximately 1,500 residences, including single-family homes, condos and townhomes. 

There are a few undeveloped lots in DeCordova Bend, but most have already been built into homesites.

History of DeCordova Bend Estates

The community of DeCordova Bend was built in the late 1960s and early 1970s. It was one of the first planned communities in Granbury.

  • The community was built as a weekend lake retreat for the growing Dallas/Fort Worth metroplex around the same time that Lake Granbury was formed. Lake Granbury was built in 1969 after the construction of the DeCordova Bend Dam.

The community of DeCordova Bend Estates officially incorporated as a city in the year 2000.

Pros and Cons of DeCordova Bend Estates

Many residents love that DeCordova is built along Lake Granbury, and the excellent lake access.

Residents also love Decordova’s sense of community and safety, while still offering some affordable home prices. 

Some people describe DeCordova Bend as having a sort of eclectic, charming feel because of the blend of home ages and styles, as opposed to a cookie-cutter neighborhood.

Downsides of DeCordova Bend Estates

While DeCordova has a lot to offer, it may not be the right neighborhood for everyone. 

DeCordova Bend is a gated community, and has two guarded entrances.

Many residents say that living in a gated community comes with its own set of upsides, and a few hassles and annoyances. 

For example, visitors and guests will need to be admitted via the guest admission process, which can get old quickly for some people.

One glaring downside of a gated community is that as a prospective buyer, you cannot drive through the neighborhood without being escorted by a real estate agent.

If you do drive through DeCordova Bend Estates, be sure to follow the speed limit closely!

Some residents say that, at least in the past, security has been known to write speeding tickets for driving even one mile per hour over the speed limit.

It’s easy to understand why security would enforce the speed limits strictly. The streets are narrow, with twists and turns. Strict speed limits help keep the neighborhood safe. Still, it might be a slight annoyance for some people.

HOA Fees

One downside of DeCordova Bend Estates is that the community charges significant HOA fees to residents.

The fees pay for the wide variety of amenities, facilities, many miles of roadway maintenance, and the upkeep of the community grounds.
